Yes! I encourage buyers to attend, because walking through the home together helps you understand the severity of any issues firsthand.
At the end of the inspection, I strongly encourage the home buyer, realtor, or both to do an on-site walk-through with me. This gives us a chance to review any key findings in person and answer any immediate questions before I write the report.
-
A typical single-family home takes between 2.5 to 4 hours, depending on square footage, age, and overall condition.
-
Because timing is critical during a home purchase, my goal is to email your written report the same day as the inspection, and no later than 24 hours afterward.
-
Full, guaranteed home inspections (including a detailed written report) start at $500, with pricing based on the size and age of the home.
I also offer Pre-sale Consultations starting at $200 for home sellers. This is an interactive walk-through designed to identify potential red flags before listing so you can fix or address issues early. (Note: This service is a consultation only and does not include a written report.)

It is a non-invasive visual inspection covering major systems: roof, foundation, structure, electrical, plumbing, HVAC, attic/insulation, and doors/windows.
-
Items inside walls, underground sewer lines, radon, mold, asbestos, septic systems, or swimming pools typically require specialized testing or add-on services.
-
No. An inspection isn't a pass/fail test; it is an objective evaluation of the home's condition so you can make informed decisions.
-
No house is perfect—even new builds! The report helps you prioritize safety hazards vs. minor cosmetic fixes so you and your real estate agent can negotiate repairs or credits.
-
Home inspectors identify issues, but standard ethical codes prevent them from giving official repair quotes or performing the repairs on homes they inspect to avoid a conflict of interest.
